I kept thinking that it was the Apple TV (well, it would have been a good excuse to get the fourth-generation model) and a crappy parade of home automation devices.
In the AirPort Utility window, click the base station to see a details pop-up with more information about the issue. Either choose the setting to ignore the issue, or click Edit to open the settings window. Make any changes needed in settings, then click Update to apply those changes and restart the base station. tl;dr Airport Extreme is dropping connections and experiencing extreme slowdowns on multiple devices and operating environments. Swapped ethernet cables, restored firmware, called Apple Care, no luck.

Jun 15, 2020 · I seem to have solved the problem by disconnecting from my Airport Extreme router and logging into a Personal Hotspot created with my iPhone 6S Plus. The sites loaded instantly when connected to my phone and continue to load instantly after I connected back to my Airport Extreme. This is pretty easy to try if anyone else is having similar problems.
